By the Batteaux's
charming 1850's house was built by someone of means, judging from
the sturdy construction and ample dimensions. Originally it had the
kitchen in the basement utilizing an open fireplace and a
dumb-waiter to the first floor.
The house , 3,075 sq ft, has been completely renovated, combining
modern convenience and old world charm, with custom designed
bathrooms and kitchen. The upstairs floor and stairs have been
refinished to the original pine. The downstairs floor are refinished
to original hardwood in the living rooms and hall. The entrances,
kitchen and laundry/pantry are tiled. A rec room and large office
are in the basement.
Electric: The house, barn and drive shed have an
all new electric service and wiring with a separate distribution
panel in each building. In case of power failure, an auto on/off,
full service, propane generator provides power to house and barn.
Water: The best water you'll ever taste is supplied
by a well that has never run dry. Water passes through filters,
softener and anti-bacterial 'Sterilight' and tests "0' consistently.
It feeds both house and barn. New plumbing throughout.
Hi-Speed Internet: is available via Rogers'
cellular network or Xplornet satellite.
Television: A Bell satellite dish brings in their
complete service. There are outlets in the family room, master bed
room and kitchen.
Barn:
Half
of the main floor of the barn has been completely revamped to
accommodate six large stalls and tack room. Each stall has a heated
water bowl, rubber mat, sliding door and galvanized grating. The
tack room has a washer and dryer, small desk, saddle racks and
heater. The other half of the barn is used as an implement shed, but
could easily be converted to accommodate another six stalls, if
required. A sliding horse/man door opens out onto a concrete apron
that leads directly to two large paddocks, each with automatic,
heated, horse water bowls, that keep water fresh summer and winter.
To the left, the apron leads to large exercise area. Also on the
main floor is a 19'6"x10'6 heated workshop, with a long solid bench
and ample outlets for tools. The loft of the barn has large sliding
doors opening into a central area (originally the trashing floor)
and a clear half loft for anything from an indoor gym, floor hockey
to hay storage. The other half loft has three separate areas for
general storage
Drive Shed: The drive shed boasts two wide bays,
12'x24' each, with sliding doors, and a
10'8"x24' garage, with an
overhead door and a man door to a 12'10"x18'8" heated
studio/shop/handicraft room/ whatever. Upstairs there's a 12'x18'
office/playroom/retreat/you-name-it, with internet and telephone
jacks, propane heated and A/C..
